Florida Buyer Closing Costs Explained

Every line item on a Florida buyer closing statement.

Doc Stamps on Mortgage

Florida charges $0.35 per $100 of loan amount on the mortgage note. This is a fixed state tax paid by the buyer in all 67 counties — there are no county exceptions. On a $440,000 loan this equals $1,540.

Intangible Tax on Mortgage

Florida also charges $0.002 per $1 of loan amount (0.20%) as an intangible tax on new mortgage notes. This is a Florida-only tax — buyers coming from other states are often surprised by it. On a $440,000 loan this equals $880. Cash purchases are exempt.

Owner's Title Insurance

Florida uses state-regulated promulgated rates. Who pays the owner's policy varies by county: buyers pay in Miami-Dade, Broward, Collier, and Sarasota. Sellers pay in Palm Beach and most other counties. The lender's title policy is always paid by the buyer.

FHA and VA Fees

FHA loans require an upfront mortgage insurance premium of 1.75% of the loan amount, paid at closing. VA loans require a funding fee of 2.15% for first-time use with no down payment, or 1.25% with 10%+ down. VA loans have no mortgage insurance. Both can be rolled into the loan.

Prepaids and Escrow

At closing buyers typically prepay interest from the closing date to the end of the month, plus the first year of homeowners insurance, and 2 to 3 months of property taxes into escrow. These are not fees — they are prepaid obligations. They vary significantly by closing date and lender.

Title Search and Settlement Fee

The title company charges a settlement or closing fee and a title search fee. These are market-based, not state-regulated. This calculator uses a combined estimate of $750. Your specific title company may charge more or less.
